Repairs & Maintenance
The Estates Department regard maintenance in the following categories;
1. Routine Maintenance – these are items of maintenance that will be carried out on a regular basis.
2. Planned Maintenance – these will be larger projects that will require considerable planning to minimise the disruption to residents.
3. Reactive Maintenance – these are items that are regarded as health and safety issues and security.
o Internal Decorations
o Sanitary ware (bath, toile and wash hand basin)
o Kitchen fittings and equipment
o Electrical installation
o Plumbing Installation
o Heating Installation
o Any other internal repairs to the apartment.
As owners and residents what you are not responsible for, all external and common part repairs to the building, these include the following:
o Repairs to the structure of the building; Walls, Roofs
o Underground Drainage system
o Window frames and glazing (glazing broken by abuse will be recharged to the owner)
o Front door and frame to apartment (loss of keys change of locks responsibility of the owner)
o Internal Common parts; stairwells and electric cupboards
o Lighting of common parts.
Owners and residents are reminded that the exterior of the building is the responsibility of AE and that anything attached, fixed or secured to the property requires permission (This permission will not be unreasonably withheld), before works are carried out, these include;
o CCTV cameras, cables and equipment.
o Satellite dishes, brackets and cables
o External lights.
o Signage including letting and estate agents boards fixed to the structure
o Drilling or forming any opening through the external wall, internal walls to stairwells, roof or any part of, or window & door frames to gain access for cables or vents.
Owners are reminded that any works as described above carried out without the written permission of AE’s Building Surveyors, may require its removal and reinstatement back to the original with the recovery of any costs incurred to AE.
Reporting of Repairs
Repairs can be reported in two ways by e/mail or by telephone:
1. e/mail this can be done by going to the side menu bar on the Estates Department page on the website www.aoal.org.uk and clicking on Repairs and Maintenance you will be asked to complete the form and submit it by e/mail to: Estates@aoal.org.uk .
2. Telephone on 0787-999-5145 you will be asked for your name and contact details and a brief description of the repair if the lines are busy leave a message with your name and contact details or text your details to the above number.
Repairs will be categorized as to the urgency of the problem. The help line number is open from 9:00am – 5:30pm Monday to Friday and 10:00am – 12:00pm Saturday.
